What is Home Warranty Insurance & why is it included in my quote?
A house may be one of your biggest assets and one which you will want to protect. It is for this reason that, if you are renovating or building a new house, it is mandatory for your contractor to take out home warranty insurance on your behalf. Most residential building work done in Queensland valued over $3,300 (including labour and materials) must have home warranty insurance.
Why is Edge Rail required?
Roof edge rails are a highly effective way to manage and mitigate some of the safety hazards involved in working at heights. Engineered for structural soundness, they drastically reduce the likelihood of potentially fatal falls and injuries. This is crucial for maximising safety and minimising risk.
What is the difference between Sisalation and Anticon?
Sisalation consists of aluminium foil attached to woven cloth or kraft paper and is strengthened with fibreglass, Sisalation's energy rating is R1.5. Whereas Anticon consists of a layer of silver paper foil, attached to a layer of fibreglass wool, and Anticon's energy rating is R1.3
Why is Batten Replacement included?
At times Battens rot, split or deteriorate for any reason, deeming the roof unsafe. When replacing a roof we deliver the best quality by ensuring that our work is lasting for your home, this includes replacing old or damaged battens.
Why Tie Down upgrades?
The re-roofing works and strengthening of structural tie-downs are in accordance with the relevant design wind speed for the area. We take a common-sense approach to ensure the homeowners are not getting a roof that is worse than what they had before. When it comes to upgrading existing tie-downs of the house we apply the following –
For all existing and new tie-downs above ⇑ the rafter line, it will be mandatory to upgrade the tie-downs to comply with current standards.
For all existing tie-downs below ⇓ the rafter line, it will be recommended and expected that the tie-downs are strengthened to comply with current requirements as far as practical and where accessible.
Why is Building Approval required?
QBCC has reinforced the need to obtain a building approval when re-roofing more than 20% of your roof. The general durability of roofs means that it is not uncommon for a roof covering to last 40 to 50 years before replacement is necessary. During that timeframe, building standards and the performance of the materials used for roofing can change dramatically. As such, the intended performance of the new roof system needs to be properly assessed. This is the primary reason why a Building Approval must be sought when replacing a roof.
